Our team is proficient at identifying off-market deals and properties in highly desirable locations where added value is immediate, in addition to traditional brokered and incentivized deals with real estate professionals. The financial goals for the majority of DSM’s projects are immediate cash flow, short-term capital event horizons, low leverage, and limited speculation. DSM Real Estate Partners goes beyond the simple hunting and gathering of individual properties and portfolios and uses its experience and network to identify and analyze a wide range of development deals in different geographical markets. DSM creates models and executes developmental strategies and asset management strategies to fit the return thresholds and financial goals of its members and investors. DSM’s flexibility in deal structure and other complex development projects sets us apart from their competitors.

Stephen Polhill

About me

Stephen Polhill began his career in public accounting and spent five years with KPMG’s assurance and advisory practice in Atlanta, GA working with clients in various industries including real estate, insurance, banking and retail. In 2006, Stephen exited public accounting and served as Corporate Controller for PlyMart, a large Southeast regional building supply company. In 2008, Stephen left PlyMart to pursue a career with AmeriPark, a national parking service company, where he served as Chief Financial Officer for eight years. While at AmeriPark, Stephen was responsible for all accounting & reporting functions, tax, legal and insurance matters, banking and finance, contract negotiation, deal analysis and also led the company through two sales transactions. In 2016, Stephen transitioned into real estate development and co-founded Three P Partners and went on to co-found DSM Real Estate Partners in 2021. Stephen’s focus is on deal analysis, financial modeling, due diligence, tax incentive programs, contract negotiation, debt & equity raises, legal matters, financial reporting, asset management and investor relations.

Stephen is a Certified Public Accountant and graduated from The University of Georgia – Terry College of Business (BBA & Masters – Accounting).

Matt White

About me

Matt White earned a degree in Economics from the University of Mary Washington. He has an extensive background in real estate development, construction, and full-service hospitality management. He has owned or been a managing member of over $350,000,000 in residential, commercial, and hospitality related developments over the last 20 years. Matt is a licensed general contractor in VA and GA, as well as having started and exited entities that included condotels, conference centers, water and sewer utilities, solar, marinas and HVAC companies. In 2016, Matt co-founded Three P Partners and went on to co-found DSM Real Estate Partners in 2021. Matt’s responsibilities include due diligence, project financial modeling, research, design, project management, contractor interview/negotiation, and project closeout.

Matt graduated from the University of Mary Washington (BA – Economics).
